Vintage framed original folk art retailer oil painting on canvas - signed

So simple yet so beautiful - I just love folk art.

I bought this painting second hand and I really know nothing about its history. It is signed and I believe the signature reads Theresa Vicari - please see pic with signature.

The entire piece, including the frame, measures approx. 25" tall x 20" wide. Of this, the frame measures 1 and one-half inches wide.

I believe the paint is retailer oil paint but I can't say for sure as I'm not an expert at all in paint.

There is a surface scratch mainly on the large tree on the right. I don't think it detracts from the painting as it's light but I do want to mention it - see last two photos.
